Voter Registration: You may register to vote when you receive or renew your driver's license or at several other convenient locations. Call the Supervisor of Elections office in Sarasota County call (941)951-5307

Vehicle Registration: Newcomers must register their vehicles within 10 days of gaining employment or enrolling their children in school. To register, bring your driver's license, proof of Florida automobile insurance, vehicle title and prior registration. If lien holder is holding your title, bring your payment book or lien holder's name and address and your account number. The Sarasota County Tax Collector's office number is (941) 861-8300.


Driver's License: New residents have 30 days to apply for a Florida driver's license. State law requires that you first register your vehicle with the tax collector. Proof of this registration, your out-of-state license and your social security card must be shown to the Dept. of Motor Vehicles. For more information on Sarasota County call (941)361-6217. Compulsory no-fault insurance or personal injury protection insurance is required on all private passenger and commercial motor vehicles registered and licensed in Florida, as well as on automobiles of non-residents who have been physically in the state for more than 90 days during the preceding year.


Homestead: Florida residents are eligible to declare the first $25,000 of their home's value as exempt for tax purposes, thereby reducing the ad valorem tax bill. To file for homestead exemption, you must establish residency by December 31st prior to the year you will claim the exemption. File for the exemption in January or February of the year being claimed. After March 1, an application may be filed for the following year. This is under review by the state legistrators and subject to revision.

Residency:

Easiest way to become a state resident is to file a Declaration of Domicile. There is not minimum length of time you must reside in the state to be declared a resident. Sarasota County residents should contact the Sarasota County Clerk of Circuit Courts at (941) 362-4066.

Important Tips for Searching for Real Estate in Sarasota



1. Make a list of all of the amenities that are close by in the location you are considering as your new residence or business to include airport, hospital, school, business, shopping, beach, etc..  Keep in mind what distances and routes to each of these places are acceptable and what are not. During the tourist season (December to end of spring break) add 25% to your travel time.

2.  Determine the features, condition, and rules of the neighborhood, roads, lot, and building .  (This is especially helpful if you are new to Florida. You will need to do your homework.)

Are there beaches, shopping, hospitals,and parks nearby?
Is it scenic and visually appealing?
Are there quiet areas ? Any barking dogs, noisy streets, noisy bridges, long-term construction?
Is the neighborhood or condo buildings and grounds maintained?  Landscaping, buildings, pool, streets, parks?
Is there a homeowners/condo association? If so, can you live with the rules or deed restrictions?
If there is an association, are the reserves up to date? Is there an assessment coming up? Maintenance fees?
If there is a golf course in the association, what are the membership fees, and is the membership fee transferable?
In what year does the homeowner/condo association expire?

Are there large trees that may damage the building during a hurricane?
Is there a seawall and if so what is the age and condition?
Are there walkways and are they easily accessible? Do you need or want an elevator?
Is there a boat dock and if so how deep is the water during the winter low tides?

Are there any easements on the property, and if so what are the allowed uses?
Is it a safe neighborhood? (What is the crime rate?)
What are the market values of the homes in the area?
Are there many houses for sale, and if so how long on the market?
How long ago was the community developed, and how old is the building?
Any signs of mold?
What is the zoning on the property and nearby properties (what is the future zoning plan provide)?

Is the building insurable, and is the building illegally non-conforming?
Have all the improvements on the building been permitted, and within setback lines?
Is the building up to hurricane code?
Is the property in a FEMA "A" or "Z" zone restriction, or have a coastal setback limitation? NOTE:  ALL NEW STRUCTURES BUILT AFTER JANUARY 1, 1975 AND ALL "SUBSTANTIAL IMPROVEMENTS" TO EXISTING STRUCTURES MUST CONFORM TO CURRENT FEMA FLOOD ZONE RESTRICTIONS.
What is the Base Flood Elevation (BFE)?
Are there any pending local government enforcement actings pending on the property due to non-conformance?
What is the average age of the people in the area?
Are there families with small children in the area?
What is the proximity to schools?
Are there community events or organizations?

3.  Walk around in the neighborhood.  The best way to determine the cleanliness and friendliness of the neighborhood is to walk around in it and meet its residents. Early morning or evening is best. If possible, visit after a heavy rain or ask the locals how the streets are after a rain. Ask what they like best and least about the area.
